The Objective
Design a Warehouse/Distribution with Support Service Facilities project Master Plan for mixed-use, maximum flexibility and efficiency on an approximate 125 Acre Site located in the City of Irwindale, CA. The final project site will be parceled out and offered for sale or lease and should appeal to the widest possible spectrum of users.
The Challenge
The Irwindale region has long been a mining area for sand and gravel. This site was previously an operating mining site with grades ranging from street level to 80’ below grade level. Challenges included whether to retain or abandon existing streets, lighting and infrastructure which had been recently built for development, utilizing appropriate fill material, surcharging specific sites to stabilize the soil, designing easy access to the buildings given the elevation challenges, solving opposing land use documents and conflicting zoning regulations, and last, which was paramount to the entire project … developing a quality drainage solution for the entire 100 acres.
The Solution
Our solution was to create a layout of 18 free standing and multi tenant buildings, in a multi-phase industrial/warehouse master plan totaling 2.2 million square feet. Our design strategy was to provide flexibility yet maintain integration with the City of Irwindale’s Spanish architectural heritage. Working diligently with City, County and State officials, and the Army Corps of Engineers we worked with an extensive Project Design Team to reach solutions for the fill, drainage, and entitlement issues. The ultimate solution for effectively draining the entire 125 acres utilized a “hybrid drainage system” incorporating a retention basin and a dual pumping system. The water is fed directly in the existing Dalton Channel located at the South end of the Project. The efforts resulted in full project approvals and permits. The Result State of California |
The
transition of this site from an area “eyesore” to an attractive and successful business park has engendered many kudos and awards. The assessed value of the former quarry has increased approximately
21 times over, and the City of Irwindale and the San Gabriel Valley region have been able to retain existing businesses and also attract many new businesses to the area as a result of the Center.
The Center's warm design reinforces the City's Spanish architectural heritage, and it has also been a catalyst for additional retail development in the surrounding area. Select Another Case Study
