The Objective
Design an infill office park consisting of five 1 and 2 story office buildings with the intent of creating high end, attractive office buildings that are unique in the subject area and styled to appeal to potential buyers.

The Challenge
This project required our skills for developing a master planned office park. We balanced the challenges of optimizing the usable square footage of building space with landscaping and appropriate parking, and worked with city officials to coordinate in-fill planning requirements & entitlements.

The Solution
The five buildings are modern in their design with elements including concrete, marble, colored glass, and extensive landscaping. They range in size from 6,400 SF (single story) to 11,800 SF (two-story), and we achieved a 4:1 parking ratio within the layout. We also incorporated new space saving design elements for stormwater storage.

The Result
The Empire Office Center finished beautifully. What sets these buildings apart from the norm is the attention to detail, the aesthetics that went into the design, and the smooth process flow to completion. Positive attitudes between all parties continuously advanced the progress of the project. From the beginning, the project had the cooperation of the Civil Engineer and the City of Ontario regarding expediting the plan approval and permit processes. We worked closely with the project team and the Planning Department, who were instrumental in developing and refining the Site Plan and Architectural Image. Plus, this project was fully sold/leased prior to completion date.
